    How Real Estate Investors Stop Their Own Foreclosures: You have already purchased real estate at foreclosure auctions but now your looking at foreclosure. Here are 14 steps to lead YOU out of the foreclosure mess.

    1. Try re-negotiating your loan. Go to your bank or mortgage company as soon as you see trouble coming. They my be able to lower the interest rate or lower your payments.

    2. Diversify your real estate portfolio. Spread the risk.

    3. Hire a money finder. They help people find investors for a fee.

    4. To get some cash, try selling an easement to an adjoining neighbor.

    5. If you are a good real estate investor you have equity. Use it.

    6. Try a lottery. Sell tickets for $100 each. Figure out how many must be sold. Make sure you stipulate that if you don't sell that many tickets the lottery will be void.

    7. You know how this works. Go to the auction and buy back your own property. You have just eliminated any junior liens. You will probably need to find someone to put up the cash to buy back the property.

    8. Issue your own Trust Deed and then sell it to an investor.

    9. Sell your property on a 'rent to own' contract. Make sure the down payment covers the debt.

    10. Try using your credit cards for short term cash. Use the lowest interest card you have.

    11. Look for investors to buy into your real estate for a share of the property.

    12. Refinance as soon as you start getting into trouble.

    13. If you have life insurance or retirement fund of any kind borrow against it.

    14. Don't get behind in you payments. That's how you got the property in the first place.
